How selling your Kentucky land works
01
You reach out
Call or send us your property information, and you’ll talk with Nikita, our acquisitions manager. She’ll learn a little about your land and answer your questions.
We research the property and give you a number
We look at county records, access, and what the land can be used for. If something we learn changes our number, like county records showing it can’t be built on, we’ll tell you what we found and why before anything changes.
02
A title company or attorney near the land handles the closing
They check the title, prepare the paperwork, and handle your payment. We cover the title fees and closing costs.
03
You sign without making the trip
You won’t need to travel to the land. Many sellers sign from home, and some sign at a title or attorney’s office near where they live. The closing office will tell you how signing works for your sale.
04
You get paid
The title company or attorney pays you by wire or check, whichever you prefer. Most sellers are done in 30 days, sometimes sooner. If a title issue takes longer to sort out, we’ll keep you posted along the way.

Two ways to sell your Kentucky land
Listing your land may get you a higher price. Selling directly to us is a different option.
If getting the highest possible price is your priority, listing with a local realtor may make sense. That usually means choosing an agent, putting the property on the market, considering offers, and waiting for the right buyer. Depending on the property, there may also be questions, showings, surveys, or other details to work through before closing.
If you’d rather have a simpler sale, selling directly to us may make sense. You don’t need to hire an agent, market the property, find and vet people near the land, or make the trip to Kentucky. We research the land, make you an offer, and if you decide to move forward, a licensed title company or attorney near the land handles the closing.
It comes down to what matters more to you: testing the open market for the highest price, or skipping much of that process for a simpler sale.

What Kentucky sellers say:
“I received a letter from the Wengreens to purchase a plot of undeveloped land that we owned. I held the letter for a few weeks and didn’t act on it, not sure if it was real or a scam. When I did call back, I talked to Shelby who put me in touch with a property attorney near my home. We set up a time to transfer the property at the attorney’s office and the agreed upon amount was transferred into my account that day. I must say, I’ve never had a more smooth and beneficial transaction. Both Shelby and Chase are very professional. If you are lucky enough to have them reach out to purchase unused property that you own, jump quick! You will be rewarded with a very quick and enjoyable experience.”
- Velva H.
“We recently sold a piece of property to Weber Mountain Wengreens, they handled everything from the start to the finish very professionally. Shelby is fantastic to deal with. Would recommend them to anyone that they contact… honest & reliable!”
- Teressa & Douglas J.
“I didn’t have to leave my house a single time to make this deal. I worked with Shelby and she was so polite and didn’t hesitate to answer any questions I had.”
- Paul W.

If your Kentucky land has a complication
Your land doesn’t need a problem for us to buy it. If it does have one, here’s how we’ve handled a few we’ve seen.
Land that can’t be built on
If the county or health department says the land can’t be built on, that doesn’t automatically rule out selling it. It does change what the land is worth. If that’s what we find, we’ll show you what we found and how it affects our number.
“I made a counter offer, but they made another counter because the land could not be used to build on. I accepted their offer.”
- Mark M.
Family land with gaps in the title
Old family transfers can leave gaps in the title. We’ve worked through those issues with the title company. Sorting one out may involve a local attorney or paperwork from other family members. We’ll share what the title company finds, and you decide how to move forward.
Property taxes that are behind
In Kentucky, unpaid property taxes become a lien on the land, and that lien can be sold to a private buyer. The county clerk’s office where the land is can tell you how much is owed and who to pay. You can pay it yourself or ask whether a payment plan is available. If you’d rather sell, we can cover back taxes within reason when they’re disclosed up front. Just mention them when you reach out.
Boundaries that are hard to find
Some properties have boundaries that are hard to identify, and a survey can help sort that out. If getting one is more than you want to take on, we’re willing to look at the property and see whether it’s something we can buy without you resolving everything first. We’ll tell you plainly either way.
Questions Kentucky sellers ask
Do I have to come to Kentucky to close?
No. Many sellers sign from home, and some sign at a title or attorney’s office near where they live. The closing office will walk you through it.
Who pays the closing costs?
We cover the title fees and closing costs. We can also cover back taxes within reason when they’re disclosed up front. If there are other liens on the property, we’ll talk through how they’d be handled before you sign.
Can the number change after I say yes?
When our number changes, it’s because of something we found, and we’ll show you what it is. If county records show the land can’t be built on, for example, we’ll tell you what we found and why before anything changes.
What if the land is in more than one person’s name?
In general, everyone who owns the land signs the sale paperwork, and they don’t have to be in the same place to do it. The title company or attorney handling your closing confirms exactly who needs to sign. If ownership is complicated or an owner has passed away, they’ll tell you what’s needed.
How long does it take?
Most sellers are done in 30 days, sometimes sooner. Title issues can add time, and we’ll keep you updated if that happens.
