Sell Your Land in Ohio

Since 2022, we’ve closed 41+ land deals, including seven Ohio purchases in Clermont, Portage, and Brown counties. Every sale closes through a licensed title company or attorney near the land, and most sellers are done in 30 days, sometimes sooner.

You should know who you’re dealing with before you tell us anything about your land. Look us up, call us, and ask whatever you want. We’re happy to be checked out.

How selling your Ohio land works

01

Tell us about the land

Call or send us the property details. Nikita, our acquisitions manager, is usually the first person you’ll talk with. She’ll ask a few questions about the land and answer yours.

We look into it and make an offer

We pull the county records, check access, and look at how the land can be used. If something we learn changes our number, like county records showing it can’t be built on, we’ll tell you what we found and why before anything changes.

02

Closing opens near the land

Once you sign a purchase agreement, we open closing with a licensed title company or attorney near the property. They search the title, prepare the deed, and handle the money. We pay the title fees and closing costs.

03

Sign from where you are

You don’t need to go to the land to sell it. Many sellers sign from home, and some sign at an office near where they live. The closing office will tell you which applies to your sale.

04

Get paid

The title company or attorney pays you by wire or check, your choice. Most sellers are done in 30 days, sometimes sooner. If the title search turns up something that takes longer, we’ll tell you what it is and keep you posted.

05

Two ways to sell your Ohio land

Listing your land may get you a higher price. Selling directly to us is a different option.

If getting the highest possible price is your priority, listing with a local realtor may make sense. That usually means choosing an agent, putting the property on the market, considering offers, and waiting for the right buyer. Depending on the property, there may also be questions, showings, surveys, or other details to work through before closing.

If you’d rather have a simpler sale, selling directly to us may make sense. You don’t need to hire an agent, market the property, find and vet people near the land, or make the trip to Ohio. We research the land, make you an offer, and if you decide to move forward, a licensed title company or attorney near the land handles the closing.

It comes down to what matters more to you: testing the open market for the highest price, or skipping much of that process for a simpler sale.

Where we’ve bought land in Ohio

We’ve bought seven properties in three Ohio counties:

Four of those were in Clermont County. If your land is somewhere else in Ohio, we’d still like to hear about it. We buy land in other states too.

What an Ohio seller says

“Wanted to update you-we received the deposit this morning.

I wanted to thank you on how amazing this process was. Both Steve and I has some reversed feeling about selling this property but after speaking with your team it was truly an easy decision.

Everyone was amazing-truly amazing. One of the best choice we have made!”

When Ohio land comes with a complication

Plenty of the land we buy has nothing wrong with it. When something does come up, here’s how we look at it.

Someone else owns the mineral rights

In parts of Ohio, an earlier owner sold or kept the oil, gas, or mineral rights, sometimes generations ago. The title search shows whether that happened on your land. If it did, that doesn’t rule out selling to us. We’ll look at the property and tell you whether it’s something we can buy.

Land that can’t be built on

Whether land can hold a home often comes down to septic approval from the local health district, zoning, and access. Land that can’t be built on can still be sold, but buildability affects what buyers are willing to pay. If that’s the case with your land, we’ll show you what we found and explain how it affects our number.

Questions Ohio sellers ask

Do I need to come to Ohio to sign?

No. The title company or attorney handling your sale will explain how signing works. Many sellers sign from home, and some sign at an office near where they live.

What does it cost me to sell to you?

We pay the title fees and closing costs. We can cover back taxes within reason when they’re disclosed up front. If there are other liens on the property, we’ll talk through how they’d be handled before you sign.

Can the number change after I say yes?

If it does, it’s because of something we found, and we’ll show you what it is. If county records show the land can’t be built on, for example, we’ll tell you what we found and why before anything changes.

What if more than one person owns the land?

Everyone on the deed generally signs, and they can sign from different places. The closing office confirms who needs to sign. If an owner has passed away or ownership is unclear, they’ll tell you what’s needed.

Who will I be talking to?

Most sellers talk with Nikita, our acquisitions manager. She’s the person who learns about your land and answers your questions. Weber Mountain Wengreens is owned by Shelby and Colby Wengreen.
