How selling your Tennessee land works
01
Start with a call or a form
Reach out by phone or send the property details through our form. Nikita, our acquisitions manager, takes most of these first conversations. Expect a few questions about the land and plenty of room for yours.
We do the homework
We check the county records, road access, and what the land can be used for. If something we learn changes our number, like county records showing it can’t be built on, we’ll tell you what we found and why before anything changes.
02
A local closing office takes over
After you sign the purchase agreement, a licensed title company or attorney near the land opens the file. They run the title search, draw up the deed, and handle the money. Title fees and closing costs are on us.
03
Sign without the drive
There’s no need to travel to Tennessee or walk the land. Many sellers sign from home, and some sign at an office near where they live. The closing office will explain the options for your sale.
04
You get paid
You choose wire or check, and the closing office sends it. Most sellers are done in 30 days, sometimes sooner. If something in the title needs extra time, we’ll tell you what it is and how it’s going.
05
Two ways to sell your Tennessee land
Listing your land may get you a higher price. Selling directly to us is a different option.
If getting the highest possible price is your priority, listing with a local realtor may make sense. That usually means choosing an agent, putting the property on the market, considering offers, and waiting for the right buyer. Depending on the property, there may also be questions, showings, surveys, or other details to work through before closing.
If you’d rather have a simpler sale, selling directly to us may make sense. You don’t need to hire an agent, market the property, find and vet people near the land, or make the trip to Tennessee. We research the land, make you an offer, and if you decide to move forward, a licensed title company or attorney near the land handles the closing.
It comes down to what matters more to you: testing the open market for the highest price, or skipping much of that process for a simpler sale.

What Tennessee sellers say
“Received a call from this firm and I was skeptical at first but Shelby [called] me back and it was a very good experience from there. Very good folks to work with, The closing easy and handled very well. I would highly recommend this firm.”
- Dave H.
“I have really enjoyed working with Shelby from Weber Mountain Wengreens. She has made the process of selling my property a wonderful and easy experience. I’ve talked to a few other people that sent me letters wanting to purchase my land. I did not come across anyone else that I wanted to work with! If I ever need someone to help with anything that involves the selling of property i would definitely call them again!”
- Rhonda B.
“I absolutely enjoy doing business with [Shelby]. It’s rare to find good people to do business with these days so it’s much appreciated when someone like [her] comes along.”
- Mike C.

Tennessee land with a complication
A complication doesn’t rule out a sale. Here are two we’ve worked through in Tennessee.
Land that doesn’t perc
If there’s no sewer, whether land can support a septic system affects whether a home can be built there. In Tennessee, that may involve a site evaluation and soil information. We’ve bought Tennessee land that didn’t perc. That doesn’t automatically rule out a sale to us, but it can affect what buyers will pay. If that’s what we find on your land, we’ll show you what we found and explain how it affects our number.
Land that passed to heirs
We’ve bought Tennessee land where ownership had passed to heirs and the title needed to be sorted out before closing. An affidavit of heirship was part of the paperwork in that sale. Every family’s situation is different, so the title company or a local attorney will determine what’s needed for yours.
Questions Tennessee sellers ask
Do I have to be in Tennessee to sell?
No. You can sell Tennessee land from anywhere. The title company or attorney handling your sale will explain how signing works, whether that’s from home or at an office near you.
Who pays for closing?
We pay the title fees and closing costs. We can cover back taxes within reason when they’re disclosed up front. If there are other liens on the property, we’ll talk through how they’d be handled before you sign.
Will your offer change?
If it does, it’s because of something we found, and we’ll show you what it is. If county records show the land can’t be built on, for example, we’ll tell you what we found and why before anything changes.
Does the land need to be cleaned up first?
No. You don’t need to clear, mow, or clean up the property before you sell it to us.
Who will I be talking to?
Nikita, our acquisitions manager, is who most sellers talk with. She learns about your land and answers your questions. Shelby and Colby Wengreen own Weber Mountain Wengreens.
